Time to clean up

Final grading and sidewalks make the outside of the house look almost finished. Just need some landscaping and railing to complete the look.

We didn't make it

Lucas Kung was born on October 1 via emergency c-section.

We were hoping to move before the baby comes but Lucas had other plans. We still have about four weeks to go until we can move and our, now complete, family cannot wait.

The garage is up!

This is where Santa is going to bring presents this year

Julia is visiting the site. Her favourite new-found toy is a piece of foam insulation that can be torn into a thousand little pieces. Julia also is checking progress in her new room and asking if walls are pained pink like she requested (not yet!)

No dumpster

The big ugly dumpster is gone from the front yard to make room for sheetrock to be delivered today.

Insulation

We have passed the insulation inspection and our painter Joe Cortez (in the picture) is painting interior doors.

Rough-in inspections passed

We have passed all rough-in inspections and the spray insulation is going in today. Because of the harmful fumes nobody else can work at the site today. But things will really pick up tomorrow. Batt insulation, interior door installation and painting all should happen this week. The gypsum board is scheduled for next week and finishes will follow beginning of Septemeber.

Interior work

We have passed electrical inspection and are just days away of having all the rough-in inspections done. Fire places are in. It's a true race with time...

The stucco color is done. We are very pleased. The colors have a bit of the historic feel, a bit of a modern Art Deco feel and work really well with the brick. The brick still needs to be power washed to reveal the true quality but already looks good.

Finally things are moving on the inside

Finally after threatening Tony (our mechanical contractor) with the law suite he got the message. He subed-out the work and things are moving ahead. Electrical and Plumbing are working too. There is finally visible progress on the interior.

Our current house goes on the market

Our house went on the market this week.
We will miss this place. Nice street, great neighbors, coffee shops, Tattered Cover Book Store. It’s the only HOME that Julia knows. I should remove and take with me the plank of flooring where she took her first step ...

Stucco is going up

Today the crew installs Tyvek paper and wire mash for stucco. We can't wait to see the colors of stucco as the building takes shape.

Interior work

The framing is complete. Here is the problem: our mechanical contractor (Tony Quintana with Quintana’s Heating & Cooling) is a notorious no-show. Other trades are waiting for him to finish so they can connect to his equipment...

We couldn't be live it. A young deer came to check out our construction. What can we say, it's a green design, even Bambi came to enjoy it!

After interviewing three Realtors we decided to go with June. We are excited to start marketing our properties. We need to sell the house we currently live in at 1314 Clayton (it will go on the market July 9th) and 2021 Grove.
